ServicesExterior Soft Wash

Exterior Soft Wash Service in Scotia, NY

We clean siding, soffits and trim with a low-pressure rinse and a cleaning mix chosen for the material on your home. Vinyl, painted wood, aluminum and brick each get their own approach, so green streaks and gray film come off without forcing water behind the panels.

Low pressure, and the right mix for each surface

A soft wash lets the cleaning solution do the work instead of the force of the water. We apply a diluted mix that breaks down algae, mildew and the dirt they hold onto, give it time to dwell, then rinse at roughly garden-hose pressure. The growth is killed at the root rather than knocked off the surface, so it tends to stay away longer.

The material decides the details. Vinyl is forgiving, but its laps can trap water if sprayed hard from below. Painted wood clapboard needs a milder mix and a careful rinse so loose paint is not lifted further. Oxidized aluminum leaves a chalky residue that streaks if handled the wrong way, and brick and mortar soak up whatever is put on them. We look at what you have before we mix anything.

A clean exterior is also the sensible first step before permanent lighting goes up along a roofline. Mounting channel on clean fascia gives a better finish and a better hold.

What the wash covers

  1. 01

    Siding on every side

We work every elevation, including the shaded side where growth is usually heaviest. Vinyl, aluminum, wood and fiber cement each get a mix suited to that material.

  2. 02

    Soffits, fascia and trim

These sheltered spots collect cobwebs, old wasp nests and dark mildew spots. We apply the solution carefully and rinse low so painted trim keeps its finish.

  3. 03

    Gutter faces and downspouts

The dark stripes that form on the outside of gutters come from runoff and oxidation. We treat the outer faces and downspouts as part of the wash so the whole roofline looks even.

  4. 04

    Plant and fixture protection

Beds, shrubs and lawn edges near the house are soaked with plain water before we start and rinsed again after. Outdoor outlets, light fixtures and vents are covered.

  5. 05

    Overspray rinse and walk-around

Glass, railings and walkways that caught any solution get a final rinse. Then we walk the house with you so you can see the result side by side.

Questions about Exterior Soft Wash?

When your home exterior is due for a soft wash

  • Streaks on the walls that see little sun

Algae and mildew settle where daylight barely reaches. Through humid summer weather they creep across north walls and under deep eaves faster than most people expect.

  • A dull film a hose won't remove

If the siding looks just as gray once it dries, the film is organic growth stuck fast to the surface. It needs a cleaning solution, not more water.

  • Chalk on aluminum or painted siding

Run a finger across the wall. White chalk means the finish is oxidizing, and it calls for a gentle approach so it rinses clean instead of streaking.

  • Dark spots on soffits and porch ceilings

Mildew settles in covered areas that stay damp. Left alone, it stains paint and can soften it over time.

  • Lighting or painting is on the calendar

Permanent lighting channel and fresh paint both go on better over a clean surface. Washing first avoids sealing dirt under new work.

How a wash day runs

  1. 1

    Identify the material first

We walk the house, confirm the siding type and check for loose boards, cracked panels or failing caulk. Anything that should be fixed before washing gets pointed out to you plainly.

  2. 2

    Protect the property

We cover outlets, fixtures and vents, soak nearby plants and ask that windows stay shut. Anything parked or stored close to the walls should be moved back a few feet.

  3. 3

    Apply and let it dwell

The mix goes on from the bottom up so it doesn't run in streaks over dry siding. We keep it from drying in direct sun while it works.

  4. 4

    Rinse from the top down

A low-pressure rinse carries everything off, with extra attention at panel laps, window trim and corners where residue hides.

  5. 5

    Final check with you

Plants get a second rinse, and we look over each side together before we pack up.

What shapes the price of a soft wash

The price comes from the house itself, so we talk through the size, siding and growth before giving a number. The quote is free, and it spells out what is included so nothing new appears on the day.

Size and height
Wall area drives the time on site. Two-story walls, tall gables and steep peaks take more ladder work than a single-story ranch.
Siding material
Vinyl is the quickest to clean. Painted wood and oxidized aluminum take a milder mix and more careful rinsing, which adds time.
How much growth has built up
Light film comes off in one application. Years of heavy algae may need a stronger mix or a second pass on the worst walls.
Access and landscaping
Tight side yards, decks against the house and dense plantings near the foundation slow the work and add protection steps.
Pairing it with other work
Scheduling roof treatments or a lighting installation around the same visit can make better use of setup time, and we will tell you if that applies to your home.

Soft wash questions

Will a soft wash damage my vinyl siding?

No. The rinse is low pressure, close to a garden hose, so water isn't driven up behind the laps. The cleaning mix does the work, and it is diluted for vinyl specifically.

Is the cleaning mix safe for my plants and pets?

We soak plants with plain water before applying anything, cover the most delicate ones and rinse everything again when we finish. Keep pets indoors during the wash and until the lawn near the house has dried.

Can you clean painted wood siding this way?

Yes, with a milder mix and extra care at the rinse. If paint is already peeling, washing can lift some of the loose flakes. We will show you any spots like that before we start so there are no surprises.

How long will my siding stay clean?

It depends mostly on shade and nearby trees. Sunny walls often stay clear for a long stretch, while north walls under heavy tree cover tend to show growth again sooner. We will tell you honestly what to expect for your home.

What time of year is best for a soft wash?

Late spring through fall works well. The solution needs above-freezing temperatures to work properly, so we don't wash in the depth of an upstate winter.

Do I need to be home during the wash?

Not necessarily. We need access to an outdoor spigot, windows closed and gates unlocked. Many people like to be there for the final walk-around, but it isn't required.
